Free Application for Permission to Sublet Template

Use this free template to formally request your landlord's permission to sublet your rented property (or part of it). Most tenancy agreements require written landlord consent before subletting; this letter is designed to make that request clearly. Copy and customise it to suit your tenancy and the proposed sublet.

  • Monthly rent: [Currency and amount]
  • Tenancy agreement clause permitting sublet with consent: [Clause number]

2. Reason for the Sublet Request

[Brief, honest explanation, for example: relocation for work, extended travel abroad, financial circumstances, or sharing the property. Keep this concise.]

  • Right-to-rent status: the proposed subtenant holds [British / Irish citizenship / settled status / valid visa with right to rent in the UK], with documentary evidence available on request.

(Note: in the UK, landlords and tenants subletting must comply with Right to Rent checks under the Immigration Act 2014. Equivalent checks may apply in other jurisdictions.)

5. My Continuing Obligations

I confirm that I will continue to:

  • Pay rent to you in full and on time, as set out in my tenancy agreement
  • Comply with all other obligations of my tenancy, including those relating to the condition of the property, insurance, and quiet enjoyment
  • Remain the principal tenant responsible to you under the tenancy
  • Ensure the subtenant abides by all terms of my tenancy agreement, including any house rules
  • Notify you promptly of any material change in the subtenant or the sublet arrangement

6. Documents Enclosed (or Available on Request)

  • Proposed subtenant references (landlord, employer, character)
  • Proof of right to rent (where applicable)

7. Response Requested

I would be grateful if you could confirm your decision in writing within [14] days of the date of this letter. If you require any additional information or wish to meet the proposed subtenant before deciding, please let me know and I will arrange this at your convenience.

I understand that consent must not be unreasonably withheld where the tenancy permits subletting with consent. If you have any concerns I would welcome the opportunity to discuss them with you before any final decision.

Thank you for your consideration.

Yours sincerely,

[Tenant full name] [Signature]
